I'm designing our new House and I need some advice..?

How does it look so far? It was designed to be a Rancher without Hallways, since all Hallways do is take up uneccessary space.

At first glance, it looks that you took away the hallway space and gave it to the bedrooms instead.








If you need such exceptionally large bedrooms, you might have just one large and cut down the sq ft area of the other two and give it to thecentral living space.


Where are you going to spend your time? In your master bedroom and the central living space. For one thing if you plan to pay $200+ per sq. ft., you should put that space wherre it will benifit you not a child or infrequent overnight guest.
I framed houses, custom multi-million dollar homes, and everything in between for years, hundreds of them. It really depends on what your priorities are when designing the house and how much leeway you have with money, time, and patience. A word for the wise though make sure you like it before you're living in it.


The plan I viewed had one room for which people would gather and three bedrooms. I don't know if that's what you're looking for or if you might like a reading niche or breakfast nook to create a little personal space. Really difficult to answer effectively with the info given. The plan offers lots of potential for growing up close together. Try to keep in mind how the people living there will be using the space and picture daily life that way.
I think it looks a little strange. Where is the front door? I hope its not the door off the laundry room. Thats not really an appealing entrance! You should group the bedrooms together. The living room seems odd to just be in the middle like that. I think it would feel a little uncomfortable to sit in that space being in the center. And the bathroom door just opens righ up to the living space? You need to create coziness and privacy. Its a home. Right now it seems like a ';facility'; of some sort where everyone can be seen as they enter/exit rooms. Its a little weird to me. (And you need more closet space for general storage!You think that little corner thing is going to be enough?)
I think the bathroom and Kitchen are too close, Change the Laundry room and Bathroom around and it is OK. I dont think the smell of Roast Baking and uncle freds lunch from 2 days ago mingling is a great idea. Bathrooms you dont want sharing a wall with the kitchen.

You have a good base, but I would look at putting the bedrooms together due to the bathroom layout. I don't think someone wants to trot through the living room to take a shower. Or put your master on the side where the one bedroom stands alone and the other two side by side using a Jack and Jill bath for them to share without leaving the room. Then you could have a small powder room (sink and stool only) in the space you presently have the main bath. That would be better for guests as well.
i think its pretty nice. however i think your going to have one heck of time heating up that place. its going to cost a fortune. small rooms or closed off rooms are easier to heat. but if you can afford the bill it looks great.





i didn't look to see if you had planned for a fire place because i just thought of this. but, i think this will be a cost affective idea.





i hate being all cramped up. but then again i like privacy, to have a space where you can be alone to read or what ever maybe in a tv room or library or office. i guess the bedroom is good for that.
