The only way to truly know is to find an old home that is exactly like the one you intend to build and go from there. The old home may need renovation work or not. The economy is hurting so you might get a good deal from a home builder.Is building a new house more expensive than buying an old house?
It depends on the individual houses. And it's hard to compare the amenities of older homes and newer ones. My house is about 45 years old, and I love my floor plan. I have a big lot, and a really big garage. One the other hand, I have 2 regular bathrooms. My sister's house is about 14 years old and has a tiny garage (their mini-van barely fits in the door and there's not an inch of extra space) and a small lot, but the bathroom in their bedroom is fantastic! There's a walk in closet the size of my smallest bedroom. I prefer my older neighborhood with the big trees, but they have kids and like the younger neighbors.





It can be daunting to find a builder and start from scratch, but the new systems might be worth it. It can be very expensive to replace plumbing and wiring. Are there any developments around you that are appealing? That takes some of the hassel out of the mix since the builder is already there. There are still a lot of variations to make your home unique. How long it will take is just impossible to predict because there are so many variables.
This is comparing apples to oranges.


There are too many factors involved to even give a definite answer. The cost of building a new house depends on the if you design from scratch with an architect, use existing house plans, the materials used, the cost of labor in your area, where it is built and so much more.


The length of time also depends on if you use a custom builder, and builder who specializes in volume residential developments.


An older home could have all the bugs worked out or it could need expensive renovations. An older house might not be energy efficient.
It is much more expensive to build new, and very time consuming. You need to find a lot, choose a contractor, choose a floor plan, choose all the colors, styles, etc. It is a LOT to cover, takes a lot of time, and usually a lot of arguments with your significant other. Also, very few new construction loans are appraising at lona value these days, which means you will need a huge down payment...and it is pretty much like a new car. As soon as they turn the keys over to you, it is used and worth a whole lot less.





So, if money is no object, go for the new home. Most areas have a home builders association that could refer some reputable builders.





If you are looking for value for your dollar, now is the time to find it with an existing home. You might have to replace a few carpets or paint a few rooms to make it juts what you want, but you'll save tens of thousands of dollars.
