When you buy a new house, do you pay the list price or you negotiate a new price?

Negotiate, absolutely. Come up with a number in your head that you're willing to pay, and start bidding below that...gradually work your way up to your target number. The investment is too big to just pay what someone's asking! When you buy a new house, do you pay the list price or you negotiate a new price?
Lower, especially right now! Offer 20k-40k lower right now.

I just got a new house but I can't get accepted for a good credit card because of a prior bankruptcy.?

i'm trying to get household items like furniture etc and keep getting turned down because of filing for total bankruptcy 3 years ago.any suggestions?I just got a new house but I can't get accepted for a good credit card because of a prior bankruptcy.?
Heybuild is right. Save up and pay cash. Something you should have thought about when you filed for bankruptcy and walked away from thousands in debts you legitimately owed yet walked away from. There are consequences to being a deadbeat. I just got a new house but I can't get accepted for a good credit card because of a prior bankruptcy.?
Congratulations on your new house. However, I was just wondering how did you get a new house and you have a bankruptcy and they won't give you a credit card? I'd like some advice on how do you get a new house with a bankruptcy. What steps did you take. Again, congratulations on your new house. I look forward to hearing from you.
you can try a home equity loan. if you couldn't manage credit cards before, why have more now. buy a little at a time and pay cash. you can get some good used furniture at free cycle.com.
OMG how did you get into a home with bankruptcy on your record? I would go to thrift stores starting out and eventually work your way up to newer items as your cash flow increases. Remember cash is king.
Yea. Save up and pay cash. Works for me.

When you buy a new house, do you pay the list price or you negotiate a new price?

if you know no other offers are going on the house, I would low ball it. Likely they will come back with another offer and you counter offer again until you agree on a price. Your agent does all this for you. When you buy a new house, do you pay the list price or you negotiate a new price?
That depends on the value of the property versus the asking price. Some properties may have several offers that even exceed the asking price placed by buyers who would try to “outbid” other potential buyers who have agreed to pay list price. When you buy a new house, do you pay the list price or you negotiate a new price?
It depends on the builder. If they have ';fluff'; built in, you can negotiate. Not a good business practice for the builder who's in for the long term. The neighbors will eventually talk and if one guy brags he got $3,000 off somebody else will top that with his $5,000 discount. Builders aren't like normal sellers where they can give away equity. They price their homes, typically, based on cost plus a normal profit. I'd steer clear of the ';negotiators.';
depends on the market....right now it is a buyers market so you negotiate...when it is a sellers market, you may get into a bidding war and end up paying much more than the asking price
I'd try to find a house they built 5 years ago and sold to someone that couldn't afford it. Offer enough to pay off the mortgage, and save them from foreclosure. If they have any equity, they can sell below market price just to preserve their credit history.
By all means, negotitate. Usually you can save some money by asking for upgrades or other extras, if they won't come down on the price. Good luck
Negotiate wisely. If it is listed at a good price they may get a full price offer while you have submitted a bargain that you don't get.
It is always best to negotiate. Usually a persons list price is way above what they will settle or accept. For instance I am planning on selling my 1950's 2 story colonial in about 6 months. The median in my neighborhood is about $96,000 to $120,000. I plan to list it for about $120,000 knowing I might only get $100,000 for it. So usually sellers list high above their expectations. So always negotiate.
Never pay asking price. NOT EVER. There are more houses than buyers. Builders are not out to make a fair mark up. They are out to get rich while the market is good. Salesmen work on a commission often and the more you pay the more they get.
Offer a lower price.
offer less than the asking price

  • Should we purchase a new house?

My family has ourgrown our home and have been upgrading it to make it more appealable when we do decide to sell it. However, last week we happened upon a home that would fit our needs perfectly and the instant we walked in I just new that it felt like home. (its the model and exceptionally priced)

We werent expecting to sell our house so soon so if we purchased the new house I was thinking that we would have to rent ours out. I have spoken to a few business ppl that I know of and told them of my situation. There are only 2 reasons that i'm hesitant about buying the new home (1) we still have our old home and i dont want to get stuck w/ two mortgages, and (2) new home is in a community where the schools are less than stellar so i'd have to contiune w/ private schools for my kids. one of my investor friends has told me that if my house doent get a renter by Jan that he would buy either the new or the old home from us.

So my question is what should i do? go for it or stay put?Should we purchase a new house?
First and foremost I would look at my personal financial situation. Assuming that bad things some times happen to good people, what if you could not rent/lease/sell your old home? You would have two house payments, can you afford that? For how many months. What if your car broke down during this period, do you have an emergency fund built up?

I agree with a previous answer and that is try to make the purchase of the new home contingent on the sale of the old home.

Another factor for me would be why is the school system in that area bad? Are you setting up to be in an area that is on the incline or decline for your children's future? Even if you send them to Private school there will still be neighborhood kids and kids they meet with activities after school (ex: ball teams, dance, theater, church, etc..)Should we purchase a new house?
consider 2 things- can you afford to pay for two mortgages if you don't sell your current house and you will not rented?

if you have kids in school, i will choose the neighborhood with better school, than one with not so good ( only if you prefer private schools). better school district is always more appealing to potential buyer and no matter how long you plan to stay in this new house you should consider resale value. your house is your biggest investment, isn't?
Is a contingency plan an option? Why not put in an offer to buy the house contingent upon your selling the old one? The school issue is the most important one, and if contingency is not an option, then wait until it can be and in an area that has a good school system. I wouldn't depend on your invester friend.
Wait until you have a contract on the house you are in now to buy a new one or you can get the new one now and about a week before you close on it, put an add in the paper to rent out the old one. just make sure your ';available'; date is set for like a week AFTER you expect to close. That way you have one mortgage covered, can make a little extra money, and still leave yourself a little time so you won't feel so rushed. I do mortgages and do property investment for myself. It works the best. I had to learn it the hard way!
Lease out your old home that's enough to cover the mortgage. Do it with an option to purchase. Get the non-refundable consideration and apply that towards the new house. Then get a new loan to buy the new house.

The liberal media didn't show the other 10 standing behind the camera. In a massive rally to protest the new House health care bill?
I would not call this a massive rally by any stretch of the imagination. I am imagining that you have not read the new bill or any version of the past ones that the House was proposing? If you did you would be afraid of what is in it.
Do people really think that if there is a public option, they will be killed? A couple of signs allude to that. Truly unbelievable.

Does putting butter on cats feet help when moving to a new house??! Old wives tail..?

Has anyone tried it?!Does putting butter on cats feet help when moving to a new house??! Old wives tail..?
Hi there...this is an 'old wives tale'. There's no truth to it. The only way this would prevent a cat straying is if he's too busy licking the butter off his feet to go wandering the neighbourhood.

Cat Myths, Misinformation and Untruths: http://www.best-cat-art.com/cat-myths.ht鈥?/a>Does putting butter on cats feet help when moving to a new house??! Old wives tail..?
no it is verry harmful to keep them from having bad helth problems slowly (if you can ) take them to the house and every day take him for longer periods of time
Won't work. Just a stupid saying.
is he going to be helping you make a cake? he could butter the dish for you

    haha
I think you have it backwards...

you are supposed to put peanut butter on your old wives feet when you move into a new house....to get her to stop being catty...or something like that...
Never heard this before. I have moved quite a few times with kitty. Once we get to the new home I usually shut her in one room and let her explore that room until she wants to leave. We have never had a problem.

Butter on kitty feet would likely be messy.
Never heard that one, but how would butter make them feel better in a new place anyways really? I found when moving that a cat or any animal needs to just get used to the new place by slowly taking their time exploring and sniffing it out...after a day or two they are tearing around like they lived there all their lives anyways.
No sorry, it's all made up.
nope, just like u said its an old wives tail.

Your question title was quite misleading. Very funny, not!
get a shovel and a broom and get it out of house
Place on a baking tray, Season with salt %26amp; pepper and roast at 200*C for around 30- 40 minutes serve with mashed potatoes and apple sauce
Stop being such a wuss, and get it out. It's dead, it's not going to kill you, use a shovel if you have to, but get a grip on yourself, and stop using the internet for support on such a basic aspect of everyday life - do you ask other people whether you should wipe your ****?
put it in a bag and empty it into the woods somewhere.

The smell goes away after a few days. Once you move it you might find its riddled with maggots.

Your headline question is far more interesting than the detail
Pick it up with a shovel and put it outside in the trash. Tell your parents.
Get two carrier bags one in side the other so you have double layer between you an the beastie.

Stick your hand in the carrier bags and use them to pick it up pulling them inside out over it once you have (also great for doggy poo). Do it up and lob it in a bin bag (outside!) or garden incinerator.

...and be grateful its only a rat!
shovel it up put it in a bin bag. if u are not that brave just shut the door ha ha
Just put some rubber gloves on, pick it up and put into the bin... simple as that... The outside bin that is...

please don't do this... get a tank built into the wall if you want a shark. Not the floor...Does anyone know a company that can make a floor a shark tank for 6 foot shark in a new house?
not going to happen, your going to need a basement with a 60' x 20' foot print (proper sizing for an active swimmer is 10:1 ratio on length and 2:1 in width for turn around room) to house this shark properly, that will be a 90,000 gal tank, and unless you have a special way to make and change 30,000 gal every month your going to need coastal property with a pump and piping system that can bring sea water to you, and i have included no room for filtration

How to re-potty train 4 year old pug in new house hold along side 1 yr old terrier mix?

we just got her and she lifts her leg on the furniture and walls. shes a she. is this normal for pugs? How to re-potty train 4 year old pug in new house hold along side 1 yr old terrier mix?
Oh man I am going through the exact same thing, only mine hides it from me, like under my bed!

Ok so.... the best advice I ever got was to treat her like a puppy, taking her out often, and praising her when she ';goes';, that and to give her a safe space, like a crate with one of my old pillows.

Since I did that, bought her the crate, and made a big deal out of her ';going'; outside... I have had no more problems. How to re-potty train 4 year old pug in new house hold along side 1 yr old terrier mix?
Well, your pug might not like it but crate train her. When your going out of the house and when your going to bed, put her in a crate, that way their will be no mistakes. Then when you get back from going out or wake up in the moring, take her directly outside!!!!!!!!!!!

She'll get the idea pretty quickly.

Also make sure the crate is just the perfect size for her she, if she has alot of room she'll potty in her crate.

    Happy training.

P.S. If you feel bad for leaving her in a crate when your leaving the house give a bone to chew while she's in there, it'll keep her occupied for the time your gone :)
The saame way you would potty train a puppy. Discipline him when he goes in the house, and praise him when he goes outside. And take him often to avoid accidents. Good luck though, that kind of potty training is difficult to correct. You can teach an old dog new tricks, it just takes longer. She is probably also marking her territory because there is another dog in the house.
We have learned that most dogs will take the behavior of the other dog in the house. Is the terrier new too? or has she been in the house before. The Pug will learn to follow what the other one does. Make sure you spray down the spots she has peed on previously to eliminate any odors and good luck

Checklist for energy efficient lighting for new house?

Use compact flourescent bulbs, if you really want total energy savings, buy LED bulbs. They cost about $20 to $80, but basically last forever, and never need to be replaced, plus they use almost no electricity, and can still produce the same amount of lumens (how light output is measured).

Is it negotiable when it comes to buying a brand-new house being built to get the price lower?

not in most cases however in the hurting market many developers are lowering the price and giving incentives like visa gift cards sometimes as much as $5000Is it negotiable when it comes to buying a brand-new house being built to get the price lower?
You can negotiate anything, if either of the parties is ';stressed';. God Bless you.Is it negotiable when it comes to buying a brand-new house being built to get the price lower?
There are many different ways you can negiotiate price for a new home. Ask for builder incentives, closing cost paid by the builder. Good luck.
you will have the most luck in negotiating on a spec home with the price, some times they wont come down on the price but may be able to throw in some more upgrades to make the deal more enticing for you. you never know anything can possibly be negotiable, you never know till you ask

    Mice in our new house?

we recently got mice in our new house,

so we put sticky traps out and we caught 3 last night

    is there more??

    do exterminator's kill them?

how can we get rid of them A.S.A.P?Mice in our new house?
You don't need an exterminator, just put out lots %26amp; lots of traps and eventually you'll get them all. Peanut butter is a great bait to use, mice can't resist that (and the smell really attracts them too). Make sure ALL other food sources are inside containers that mice cannot chew through. Use several different types of traps for best results. Don't use poison if you have pets. Also, look around the outside of your house carefully for any small holes or cracks and plug them all up to prevent more mice from getting in.Mice in our new house?
there are humane traps. You put food in them and when the mice enter, the door to the cage snaps shut. then you re locate them in a outdoor area. We have that problem every fall when the weather gets colder. They are very afraid of you and I think the sticky traps are cruel and unusual punishment for those little guys. They are important in the food chain.
There are probably more. If you live near a wooded area, consider getting a kitten or cat. It doesn't have to live in the house. You can feed it and have a dry place for it to sleep and have water available. The mice will flee. (We have an outdoor cat, born wild and I tamed, that we feed dry cat food 2 times a day and the occational chicken bone. We have been mouse free since he came about last year!) By the by, there is nothing nicer than being greeted by our cat after a long hard day at work!
    Yup - you've got more.

Take on old vase that you stick flowers in,(I have too many of these), drop peanut butter in the bottom, and make a ramp out of a ruler, paper towel roll - what ever. Just make sure it's sturdy adn attached.

They fall in, and can;t get out

Take them out in the woods and let them go.

    Bye Fievel!
There are probably more. The most important thing is to find where they are coming in. Some exterminators will use live traps and release them, just check. On the other hand you could also get a cat or a snake.
Sticky traps are horribly cruel. I have seen mice tear themselves apart trying to get off of them. Just use the snap traps. It kills them instantly.

And yes, you have more mice. Keeps putting out the snap traps and try to figure out how they are getting in. Don't call an exterminator. You can figure this out on your own.
More sticky traps %26amp; put a dab if peanut butter in the center of the trap. You might catch more mice that way.

Is there a web site where i can plan out my landscaping for new house?

No, not really but there are computer programs you can use. They range from about $40 to mega bucks used by the professionals. For $40 you can buy a lot of trace paper, a scale/ruler and an eraser to go with the pencils and do it the old fashion way.....the way I did it as a job for decades. OK, I fess up, I have used some programs to give me a quckie view of the designs at 5 year intervals......just for fun...and to check my shadow calculations. Always check the simple things first. Did you turn the valve back on to that pipe?

Be aware that on some valves if you turn them all the way you are actually closing the pipe again. On those you only turn it halfway.
its illegal where i live but most people do it anyways:

there is a piece inside the aerator called a watersaver take that out and it might help but i dont think that would cause a trickle but it should increase your water pressure a lot
There's a little knurled plastic piece inside the shower fixture %26amp; thats how you regulate the water so it doesn't get too hot. You may have to mess with it a few times to get it the way you want it.
Sometimes you have to take these things apart to install. If that is the case, look to be sure you have them properly 'timed'. Just look inside and sort of match the notches before re-attaching.
If anti-scald setting is full on, try closing the cold water supply valve until desired temp comes out spigot. You can also go to manufacturers website's Q%26amp;A page.

someone please help, its taking the hole look off the bathroomI just moved into a new house and theres years of paint build up in the bath tub, how do i get rid of it?
Well, you could buy a tub liner. It's like a shell that goes in your tub and makes it look like a brand new tub! or this may be a bad idea but maybe you could use paint thinner? just let it soak and scrub a little but remember that you have to dispose of it properly, you cant just let it go down the drain. i think the best thing to do would be to go to your local home depot and ask someone for help, i'm sure they could answer you question and you can buy the correct products in the store. Good luck!I just moved into a new house and theres years of paint build up in the bath tub, how do i get rid of it?
This question baffles me, why is there paint in the bathtub at all? I am a painter and this does not even make sense. You can buy paint remover in a can, but might damage the tubs surface. Try on a small area first. You might, after removing paint, be able to have someone come in a resurface the tub. There are many companies that do this. Or, literally just get a new tub, will really be better in the long run.
I would put paint thinner over it and use a putty scraper to pry it off. Make sure to let the thinner sit a few so it can absorb some.

I want to build a new house, how much money do I need to save to do so? I have no block of land either!?

How much money would you suggest I save before I buy a block of land and build a new house? I live in Bendigo Victoria. I am new to this and could really do with some advice... I just want to build a single story home, with 3 bedrooms, an alfresco area and a theatre room being essentials. Can someone please help me??I want to build a new house, how much money do I need to save to do so? I have no block of land either!?
The price depends on the size of the house (square footage) how far removed from a ';typical'; house you want to build, and the location you plan to build.

The biggest difference in cost will be the location. You will need to buy vacant property in order to build on it (or a lot with a house that can or needs to be bulldozed). Then, if there are no utilities, they will need to be brought in. This is normally the most expensive part. It can cost $100 per foot or more to bring in just electrical if there is no electricity coming to you property.

It can also cost quite a bit to rezone your property if it is not zoned for residential construction.

Actually building the house is the easy part. The price to build is pretty standard in each area. You just need to talk to construction companies and recieve bids based on your plans, and the square footage. Most companies will give you a general cost per square foot without even looking at your plans. Most will also have general plans of their own that they use.

Black stains from ashtrays? Do you mean ashes? If it's ashes, you can try oxy-clean,that stuff even gets out blood stains. Good luck.
    Hi

I would recommend using a wet vac and slowly pour hot water on he spot and vacuum it up at the same time to remove the residue. If the stain is still visible than use a little carpet spotter on it. The stain may come back in a few days so you may have to do it a few times. Please DO NOT put anything on the carpet that was not made for carpet. At this point if the stain is still there please call a carpet cleaner. What I have suggested will not lock the stain in.

    Carpet cleaner of 14 years
try oxi-clean or a cleaner for motor engines, this WILL remove the stains but may leave a little brown spot this is a burn and i don't know how to get that out.
I would try a mix of baking soda and vinegar, should be safe for all surfaces.
Okay, you can use spot shot, that works well, you can also use Thunder Blast it's a cleaning product for most household uses, it got mud, ground in dirt and koolaid and blood out of my carpet, just spray on a generous amount and let set for about 10 minutes, if the stains are really bad, you may have to do them twice. The oxy clean the other lady is talking about here, may take the color out of your carpet. You can buy Thunder Blast at dollar stores or Walmart.

  • How long before i let my cats out into the garden of new house?

hi everyone i have 7 cats, but i will be moving home within the next 2 months to a smaller house with bigger garden, i have asked the vet how long they would take to settle and they said 3 weeks, god they will be climbing the walls and me too by then, does anyone have any advice on this as it would be a great helpHow long before i let my cats out into the garden of new house?
butter on the cats paws is an old wives tale. You should keep the cats in for at least a week, preferably longer but with some cats this is not possible. Try to take out one cat on a flexi lead so that it can explore without being free and risk getting lost. Please have them all micro-chipped with your new details, if they will wear a collar then put a collar on each cat with clear i.d. I have always tried to keep mine in for a week then go out with them for a short while. Also let them out before feeding then they will want to come home for food. How long before i let my cats out into the garden of new house?
when we moved house i only could keep them in for 1 night, it might be an old wives tale but i put butter on their paws and kept them in for a night then i kept the door open next day for them to have a roam round and they came back. good luck with your move.
the vet is right but you can speed up the process by going out with them one at a time for awhile oldest calmest cat first . make sure there are no threats to them other cats, dogs.predators etc. let them investigate the smells. they will know who is around for sure. also if any of your cats have a particular buddy take them out together good luck
Couple of days has always worked for me.

Remember to put butter on their paws.
Your vet doesn't know what he's talking about. Cats will always return to the place where they are fed so, as long as you feed your cats before letting them out, they'll be back.

Chances are they will want to explore your new home properly before the garden and thereafter extending their roaming range. They'll be fine.
In the past I've left it for about 3 weeks
Moved several times with my cats and always put butter on their paws, let them out and stayed with them while they sniffed around and marked their territory and it worked out ok.I do however feel sorry for your new neighbours having 7 lots of cat s--t dumped in their gardens!
if you take them out of the leash they should start rubbing the pavement and grass to leave there sent. as long as they have done this i cant see why you cant let them out. i would make them do it on the leash for about a week before letting them go on it.
Leave it for a week or so then, when you do let the cat out, put some butter on her paws, just before you let her out - it helps cats understand where home is - we moved a couple of times and not far from the previous house, using this method, we never had to go and collect our cat!
I moved several time with my cat Sinbad, and even though we got advice that we should keep him for two weeks. we let him out the second day when he was comfortable in the new house and everything had is place. it is impossible to keep Sinbad in, he like to have the choice especially at night.

My best friend has two cats and she moved for the first time last month, she tried to keep them in but she couldn't she only kept them in for a couple of night
i waited my vets 'three weeks' and my cat was gone for six months. if its a city house and the cats are not used to cars i wouldnt do it at all. Id wait atleast a month... try keeping them upstairs ( if you have a basement) and when they get crazy let them downstairs in the basement to explore and play... buy a cat perch and some treats. put the kitties in one room and then let them find the treats when you let them out. play with the kitties.

Me and my boyfreind decided to buy a new house together. I am buying and he is co buying ?

He is married but has not been with her in 10 years can she do anything? Does he have to sign a disclaimer deed?Me and my boyfreind decided to buy a new house together. I am buying and he is co buying ?
depends on your state, in Louisiana if he buys that house with you then his wife has ownership in it too and can legally take possession of it. so you better check with a lawyer first. Me and my boyfreind decided to buy a new house together. I am buying and he is co buying ?
Buying with a boyfriend/girlfriend is risky. To eliminate your risk, create a partnership and have the partnership purchase the property. In the partnership, spell out what happens:

    1. If one of you gets disabled and are unable to continue paying the mortgage.

    2. If one of you gets married or divorced, what happens to the partnership. You won't want her lawyer to come after the house.

    3. If one of you wants to depart from the property (and the relationship).

    4. If one of you dies.

    Good Luck
Why isn't he divorced? Yes, she will own part of the house you are buying. They are legally married. What's his is hers and what's hers is his. I would NOT do this if I were you. You don't make a major purchase like this with someone unless you are married to them, end of story. If they divorce, yes, she could take ANYTHING he owns. ANYTHING. Even something he owns with another person. If he bought you a car and gave it to you but it was in his name, if she wanted it and the judge wanted to give it to her, she'd get it.

Why are you dating a married man? If he's not with his wife, why are they still married? My friend is dating a married man who ';isn't with'; his wife either, although they still live together and everything else. She's been waiting for it to be the ';right time'; for him to divorce her or at least kick her out for over 6 years. Don't be a fool. If you want to buy a house, fine. Make it YOUR house in YOUR name ONLY.
In most states the wife would own part of the house that you and he are about to buy. In most states there is no way to prevent that without him getting a final divorce.

    **********************!!!!!!!!!!!!!!!!鈥?br>

She would not be ';TAKING'; your house. She would be OWNING your house even if she is not mean. When you and your boyfriend decide to sell that woman would need to show up at your closing to sign papers because she will be part owner.
Best option would be for you to not have to co sign until he divorces if that is at all possible. Maybe he should have her get served.

There are lots of pop culture references of people getting served the most recent one I can think of is Pineapple Express where it is actually the main characters job.
I would definitely not want to make this transaction because it might backfire.

If you do decide to purchase with him contact a very knowledgeable real estate attorney.

It is difficult to mix money and a relationship and it is very hard to leave on good and equitable terms.
Buying a house with a ';boyfriend'; ? Very Bad idea to begin with. He can walk at anytime and leave you stuck with the mortgage. Yes his wife can get her hooks into your place. It's joint property if his name is on it. !
it would be a good idea to get a lawyer involved. even if he wasn't married, i would want some kind of protection in place for myself financially should something happen to the relationship.
Don't do it without a lawyer spelling out exactly the ramifications. Personally, I wouldn't do it.
This is a really bad idea, but if you are determined to do it please consult a lawyer before you do anything.

I just got a new house and upon turning on water, I saw leaks from my tub, toilet, and sink. how do i fix it?

When you say New House, I'm assuming that you mean you just purchased a used house, as a new house shouldn't have any problems.

You should probably call a plumber, as dealing with this kind of stuff can get involved if you're not careful. However, if you are like me, you refuse to pay for something that you can possibly do yourself.

Get a Home Improvement book and read it.

On the tub and sink, you probably just have to replace the faucet.

on the Toilet, you have to figure where the leak is coming from. If it's coming from the handle (like my house did when I bought it), you will probably have to replace the ';guts'; of the toilet. These are only about 10 bucks at a hardware or home improvement store. If the leak is from under the toilet, you probably will have to remove the entire toilet, and replace the wax ring that goes inbetween the toilet and the pipe. This is a major pain, if you're nver done it, I suggest getting the help of someone who has.

Good LuckI just got a new house and upon turning on water, I saw leaks from my tub, toilet, and sink. how do i fix it?
If you hired a home inspector, call him or her and find out wh ythey missed the leaks. If you didn't haqve an inspection, and bought the new home as is from the builder, you should have a warranty. Call the builder and have him or her come out to make the repairs.I just got a new house and upon turning on water, I saw leaks from my tub, toilet, and sink. how do i fix it?
    NEW as in NEW?

contact the town plumbing inspector since they signed off on the house in order for you to move in.

there should have been a final inspection that he signed off on and he or someone should have seen it before you moved in

or as in OLD but NEW TO YOU?

    Home inspector didn't notice?

you didn't notice before you bought the house?
There various places on each of those fixtures where you could have leaks. We can't tell you how to fix it if we don't know where it's leaking from.
    don't

should be under a 1 year new home warranty......

    let them fix it.....
each faucet has a rubber gromet inside the faucet, shut off water and replace all black gromets.

if its flooding the floor, you have a pipe problem, consult the seller
    Call a plumber.
    Call the contractor.
Buy your self a manual on home repairs.

Get one with a good section on plumbing.

There is no reason that you couldn't fix them your self.
You should have some kind of Escrow account or warrant to cover this. I worked on a ';Pick-up'; crew that went from house to house working on projects like this.
Is it new from the Builder? If so contact them.

They should warranty the plumbing for at least a while.

If it is new used, there should have been a home inspection that would have caught any plumbing problems.

If neither of the above apply call a plumber.

I just bought this new house what can i use to clean the grout between the tiles in my kitchen.?

fine sand paper works great make little mess easy to clean upI just bought this new house what can i use to clean the grout between the tiles in my kitchen.?
Ordinary household vinegar is great. When we moved into our new house, there was black dye in all my new white grout, so i got down and scrubbed it with vinegar and a toothbrush, and it all came up as good as new.
Let me tell ya, keeping that clean is a chore! You'd be better of ';staining'; it. The sell it for grout now. It's easier to clean and you can have a nice color contrast.
ajax or comit mixed with water and a scratcher
When I was a maid in houses I used a little watered down bleach on a scrubing pad but there are also grout cleaners that you can pick up at a hardware or tile store also the bleach pens work wonders

Buy a steam cleaner, absolutely wondreful for many household chores, and no harmful chemicals.
I clean mine with an old toothbrush dipped in bleach. It works wonder.

I have a brand new house and I need help...?

When the guy came in to do my ceilings, he mad a terrible mess and got the stuff all over my new windows and French Doors, how can I get the stuff off? I have tried everything? Whats the best way to make them sparkle again?I have a brand new house and I need help...?
If he hung plastic and took every precaution to keep the area he worked in clean he should not have made a mess. If he didn't I would hold off on his payment, keeping an area clean is all part of the job. Take him to ';small claims court'; or ';mechanics court'; whatever it's called in your area.

They can't make him come back so get at least three estimates for cleaning from a cleaning company, you can do it yourself though.

Using warm soapy water, not any kind of cleaning substance that will cause a fire or smell, and soap like ';Dawn'; dish soap, wet the area and gently wipe it off. If it's an acoustic like I think it is, it should come off with warm water. On the windows I would scrape it with a razor but the wood finish I would just wash it. You might have to repaint the wood, add this to any lawsuit.I have a brand new house and I need help...?
Every time I have something that's hard to get removed, I use pure acetone. The kind you can buy for removing nail polish.
If he is a ligit business, tell him to come and clean up his own mess. Contact the BBB, file a small claim suit, even the State Capitol in your state has a License For Contractors dept which will revolk his right to do business if you get a judgement against him. I work hard and take care of my things. I get sick of cleaning up other peoples messes.
You have not tried everything: Call him back and make him answer for this by cleaning it up. That is a disgraceful way to leave a customer's house.
The mud in the acustic is water soluble. Try washing with a damp rag. If it doesn't come off give it a coulpe of minutes for the moisture to work on it and try again. If that fails scrap.
USA I don't know what ';stuff'; the guy got all over the windows, so I don't know how to clean it. But, go back to the guy who made the mess, and have him clean it. Or, at least find out exactly what he used, and how it can be cleaned. If he gives you a rough time, report to the Better Business Bureau.
the best way is to turn a claim in to the house builder make their insurance fix
have you tried using a razor blade to gently scrape off the messoff the windows .? The french doors may ne- to be sanded and painted
What stuff? It would help to know what he was using, but it doesn't sound like your problem, call his company and tell them to come out and clean it up, it's standard practice to cover an area before spraying anything , plus mask off all windows. Good Luck
There's a product called ';goof off'; that should help.....

My husband and I have bought a new house 1 year ago?

My husband and I have bought a new house one year ago. I am currently renting the trailer that I had when I was single, She has told me she is moving out March 1st, 2008. What will if the loan company reposeesed the trailer, will I have to keep making payment on the trailer? Will I get to keep my new house?

the trailer, will I get to keep my new house I am living inMy husband and I have bought a new house 1 year ago?
Yes if you are still making payments on it you need to keep doing that and find a new renter or sell the trailer. If you choose to not pay and let them take the trailer that will affect you credit score in a very negative way. That would not effect the loan you and your husband already have on your other home.My husband and I have bought a new house 1 year ago?
if you surender the trailer or have it repo'ed they sell it at auction say there's 10k left on it and they sell it for 2k they'll go after you for the 8k difference

What information do you need to bring w/you to the bank to get a loan for building a new house??

Normally just proof of id, possibly an earnings statement. An estimate of how much the house will cost wouldn't hurt but I don't think it's necessary. What information do you need to bring w/you to the bank to get a loan for building a new house??
Why are you using a bank instead of a mortgage professional? :-)

A rule of thumb is 2 years w2s, 2 months bank statements and 1 month of paystubs, insurance company name and phone number, check book to pay for upfront fee such as the appraisal.

YET, it totally depends on your goals for the home and your current financial situation. How long do you plan on staying in it? How much debt do you have in comparison to your income? Are you able to put money down on the property to be built? Contact my company if you'd like to discuss this further--free and no obligation. What information do you need to bring w/you to the bank to get a loan for building a new house??
    I would definantally go to a mortgage professional rather than a bank. banks can not do nearly as much as a mortgage professional can. A mortgage broker can ';create'; a loan based on your financial needs. Why pay more and go to a bank, when there is greater flexibility with a broker? My advise would be to ';shop around';, call your bank... then call a mortgage broker. See who will give you the most for ';YOUR needs'; rather then ';their needs';

--Make sure that you compare the good faith estimate rather than word of mouth, this may require them to pull your credit.

--make sure that you get your credit pulled only once if possible, they will need a signature authorization to do so. Ask what your FICO score is. This is usually your mid credit score.

--When calling around to get pricing tell them what your FICO score is, they will want to know where the source was from and let them know that you are calling around to get pricing and you had your credit pulled by a mortgage professional. This will prevent ';questioning'; of a reliable source.

Would you recommend taking a line of credit out in order to buy a new house before selling your old one?

No. If you take out a 2nd and for some reason you're not able to sell your house or it takes a long time to sell, you could wind up paying two mortgages. If you can afford it, then go for it.

Well, you don't start paying on a line of credit until you use it. So, if you don't use it, then you should be fine.Would you recommend taking a line of credit out in order to buy a new house before selling your old one?
Try to avoid that.Would you recommend taking a line of credit out in order to buy a new house before selling your old one?
Nope, due a contengent on sale purchase.
No, better sell and then go for it
Sure. That will save Income Tax also for you.
    Hi,

What you want to look for is something called a ';bridge loan';. It's basically a home equity loan on your old house with defferred payments of up to 6 months. That gives you six months to sell your home and then pay the loan back with the sale of the home.

Ask your local lenders if they have a bridge loan and the details.

    Regards
If you can afford 2 mortgages, sure. Remember that the interest rate will be around 8%, almost all HELOCs are based on prime rate(+ or-), which is at 8% currently.
Not unless you can afford both mortgage payments, indefinately.

Otherwise, the old house can end up getting forclosed upon. That would be a Bad Thing.

New House....New Tools. What should I go with?

I just bought a new house that needs some work. I plan on doing a lot of work myself. I will need to invents in some tools and figured I would go with one brand from the start. That way its easier with charging batteries and what not. Nothing to serious just your basic power tools. Any suggestions?New House....New Tools. What should I go with?
I've been a contractor for 20+ years and I use nothing but Dewalt - best tools made. I would invest in a combination kit that has:

    Circular Saw

    Recip Saw

    Drill

    Jig saw

    Circular Saw - corded

I use nothing but the 18V cordless. Dewalt's last a long time and the quick chargers make them really easy to use. They also have a lot of power!

    Also get:

Table saw (Ryobi makes a really nice portable saw)

    Good ladder

Chain sawNew House....New Tools. What should I go with?
I wouldn't be without a cordless screw gun. Buy a good brand, not the cheapo. Not the best unless you have money to burn, since you aren't using it professionally, and buy the biggest voltage that feels comfortable in terms of weight. I've had mine for at least 5 years, including using it a fair amount of time at work, and it's lasting just fine. Batteries are way better than they used to be. A corded drill is good if you need extra power but a cordless will probably do 90% of what you need to do.

Don't get too hung up on one brand. Some makers do well with one thing but not so well at another.

Depends what you're doing, but for power tools, I like to have:

    Jigsaw, corded

    Reciprocating saw

    Skilsaw

    Sander

    Brad nailer

Table saws can come in very handy if you are cutting very many sheets of plywood, but they are expensive and I haven't seen the need yet for me, and don't forget sawhorses. A compound mitre saw can be very useful too, if you're cutting a lot of dimension lumber.
Most of the major brands sell kits that include a variety of tools depending on what assortment will work best for you.

The only real negative I can see in the kits available is that they all share one big, heavy case. It's really important to me to have a separate case for each tool. But I also use them for work and need to be able to pick and choose among my tools.

I've never had the luxury of being able to share batteries among tools, so i can't tell you about the pro's and con's on that end. But I'm sure it's great to be able to.

Brand-wise, it's really important to get a good one. I'm a user of Makita (famous for great saws), Bosch, Ridgid, Milwaukee (famous for the original Sawzall reciprocating saw).

Dewalt used to be great. Especially for drills. Then black and decker bought them out - now they're not so great. I have two friends with busted chucks on their Dewalts. Both broke within months. I don't recommend them anymore.

If I were in your shoes, I would go with Makita or Milwaukee. I've had so much luck across the board with both of these brands.

    Best of luck.
You could check out discount tools suppliers, a good 14v drill is very handy, but the real power is in the floor model table saws drill press, then the stuff with cords like circular saw jig saw palm sander, router and mini router and saws all, then you have the hand tools, hammers and screwdrivers and every measuring devices and trick you can get. Tools are like personal items, I don't let people use my good tools or borrow my women or vise versa.lol!
don;'t know what your capabilities are, but the basics are a circular saw, cordless reversible drill, work light, heavy, multi-outlet extension cord, at least 50 feet, hand auger, two pipe wrenches, say 12'; and 18';, set of screwdriver bits for the drill, drill bits, 2 hammers, one a roofing type, the other a claw household hammer, a good 3-4' level, pair of vice grips, pair of channel locks, couple pair of pliers, one a lineman type, pair of wire cutters, some wiring connectors, some of theinsert and twist variety, some of the spade and lug variety. staple gun and staples T-50 type, socket set and socket wrench, combination box and and open end wrenches in standard sizes, few metrics in the house. A circuit tester, amp meter, hand saw, hacksaw, speed sockets which look like screwdriver handles but have socket openings on the ends, in four sizes, usually come in a set, some door ease, a wax crayon useful for keeping things sliding smoothly, some 'o' rings for leaky hoses and fittings, can of WD-40 and that's enough to get started on.
My opinion, NiCd or NiMh battery powered tools are never a good investment. So either shell out for the li ion, or just stick with corded tools where you can. A drill/driver is about the only thing you really need to be cordless. I would actually shy away from battery powered saws of any kind. When a saw bogs down due to low power, it can increase the chance of broken blades, injuries, and swearing.
If you get battery powered tools buy an extra battery or two so you can have one all charged up when the first one runs out. I think they have sets where the tools are interchangeable with the same batteries. That sounds like a good idea, as well.
Framing hammer. 25' Measuring tape. Flash light. Cordless drill. Strait and phillips screw drivers. Channel Locks (2). Jig saw. Circular Saw.

Fat Max by Stanley are great. Ewing Hammers. Dewalt Drills and saws. - these last a lifetime.

    Laid Off Construction Worker
Don't use battery power tools. The batterys don't last.Go with corded tools. They are cheaper and last a lot longer.
    We us Ryobi and Dewalt.

Any advice for new house with a pool and hot tub?

the people showed my mom how to maintain it, but she didnt remember anything, and I want to know how to do the shock treatment, what good alkaline and ph levels are and how to set up the vaccuum pump and anything I may have missed but would be usefulAny advice for new house with a pool and hot tub?
First question... is the pool a plastered, in-ground pool or a vinyl liner pool (above ground or in-ground)? There are several things that you *should not* do with vinyl liner pools. If you do have a vinyl liner pool, be careful with taking advice from others who don't have experience with vinyl liner pools.

    1. BUY A WATER TEST KIT (it doesn't have to be fancy). For a pool, all you really need is an OTO test kit that will test your chlorine and pH levels. Contrary to some people's opinions, it is most important to maintain good pH level for the pool (after that, then comes the chlorine level). pH levels should be around 7.6 (and this will be noted in the test kit). As for the spa, I'm still learning a bit myself (only had mine for 2 months now). You may want to get an OTO kit that can test for alkalinity as well. I've played around with the test strips and though they are quicker, it's more difficult to accurately read the results.

    2. If you have a plastered pool, visit some local pool shops and ask for some tips on basic care. Don't jump in and start buying products until you know you need them. It's a good idea to consult with several stores so that you know that someone isn't out to sell you something you don't need.

    3. Run your pool pump for at least 8 hours a day. Mine, I have setup two time periods: one at night for 6 hours and one for late morning for 4 hours. If you only run for one 8 hour block, the water sits still for the other 16 hours. Helps reduce chances of algae growth. Check your skimmer basket once a day, as well as your pool pump basket. Depending on your filtering system (sand, DE, cartridge), there will be various levels of maintenance there.

    4. Drain and clean out your spa approx. every 3 months. Depending on your spa material (acrylic, etc.), you may need to consult with the manual to find out what cleaners to use (or not use) with it. For acrylic spas, you should be able to use Simple Green or Lysol tub %26amp; basin cleaner. Changing the water regularly will help keep the water fresher and should reduce the amount of chemical treatment it needs. Also, consult with your spa manual to find if it recommends chlorine or bromine.

Hope this helps. If I think of anything else, I'll drop another line.Any advice for new house with a pool and hot tub?
    party
Youre best bet, if you want to do it right every time, is to call in a pool specialist, someone who sells and installs pools and hot tubs.

Tell them you're looking for a maintenance call, and ask them to please walk you through he care and upkeep of your units.

You can also contact a pool cleaning company, but a dealer can usually refer you to one.

It will be worth the money to have a professional teach you the first time around.

  • We just got done building our new house, and my last room was boring and now I want a more moder/cooler type.?

I am 14 years old and I guess you could say i'm preppy/emo/sporty and I don't know how to do my new room. What color should my walls be, and my bedspread. Please help!! I want something that matches who I am, and I don't want it to look childish or oldish. We just got done building our new house, and my last room was boring and now I want a more moder/cooler type.?
you could pick three or four of your favorite colors, and blend them(like paint one wall one color, the other wall the next color, and so on and so forth). choose a bedspread from those three colors, and decorate your room from there. sorry if this was no help, i hope you find something soon.We just got done building our new house, and my last room was boring and now I want a more moder/cooler type.?
Type ';decorating rooms for teens'; in the search engine box and you'll get several links. You might get some ideas from those websites. What is your favorite color? Go to a paint store and look at paint samples and see what appeals to you. I got a denim look comforter for my teen daughter a few years ago. It has pockets on each side and doesn't look too young or too old. I got it at Penney's. My other daughter liked leopard print and I got her a reversible comforter. It has leopard print on one side and the other side is black with tan. It's hard to describe. Just try to do some research. Look at decorating websites and then go to some store websites and look at comforters and things like that. Have fun with it.
Here is an easy rule for decorating (used bye professionals): First, decide on one item that will be in your room that you really like a lot, like the bedspread or a poster. Then, take the colors in that item for the walls, curtains, etc. You'll love your nuew room!

There will be some things you'll forget but can pick them up as you discover what you left out. Just so long as you have the essentials. If you want some specifics, your best bet is to just surf around some online and look at stuff. Go for the basics first and of course you'll want to make sure your new little blessing has his/her needs met. You'll do fine, I'm sure. Good health and happiness wishes to you!!!

What is th best 1st time buyer program for new house buyers? Or best person to talk to or seek out?

Different cities and states have different programs and laws so talk to a professional in your area. Mortgage brokers, realtors, financial planners and accountants would be good people to check with. Make sure you get several opinions because some people make money based on what kind of loan or program you end up with and may not have your best interest at heart. Many community colleges offer a one or two night class in just this topic so check to see what is available near you.

Avoid an ARM or Adjustable Rate Mortgage--- some banks offer you very low introductory rates to get you to sign the loan, and as the Prime Lending Rate increases, so does your payment. Also avoid any loan that has any clause about you not being able to refinance or sell the house within a period of time--- these usually carry stiff penalties (several thousand dollars) if you need to get out of the loan for whatever reason. Watch out for Interest Only loans, too. These only make sense if you are only planning on being in the home for about 3 years; otherwise, when the Interest Only phase runs out (usually after 5 years) your payments skyrocket, and you have little or no equity in the house to borrow against. You don't save that much during the interest only period anyway.

If you have an IRA or 401(k) retirement account, you can withdraw up to $10,000 to go towards the purchase of your first home, without any penalties. This is a good thing! Also explore loans OVER the selling price--- for example, you find a house that is $100,000 but you get your mortgage for $110,000. That $10,000 difference is what you pay your closing costs with.

This is a big financial decision so make sure you get a LOT of advice and information and consider it all very carefully. Don't spend all of your available savings making that down-payment; you're going to need ready cash as you move into the house, for unexpected repairs, furniture, etc. What is th best 1st time buyer program for new house buyers? Or best person to talk to or seek out?
there is no single, one magic bullet of a program. You need to do a bit of research with local agencies to find what fits you and your needs best.

What is best for others, may not be best for you.

What should you do first after you buy a new house?

Make it your own! Surely there is one wall that you can't stand the color of. Change the locks, of course. How about the outside? Dig in!

Or are you talking about the financial aspects? Home insurance is a must to protect your asset. Making sure that the house payment is budgeted in at the top of the list. Utility hook ups of course and why not get to know the neighbors?

Congratulations on your home and future! What should you do first after you buy a new house?
Make any necessary improvements to live there comfortably, personalize the house, install smoke alarms/ Carbon monoxide detectors,

Get the utilities turned on in your name, meet your new neighbors.

Pay down your mortgage to 20% so that you can avoid PMI and escrow.

Shop around for better home owner insurance rates. Call the local assessors office and dispute the assessed value on your home to lower the taxation on it.

Ensure that you have a protected cash reserve that will cover at least 6 months of expenses in case you are without income. What should you do first after you buy a new house?
Make a list of everything that come up during the inspection and figure out what needs to be repaired first. Look at changing the floors and painting before moving in, since moving furniture makes this really hard to do after. Make sure you know exactly who and where and how much the first mortgage payment is (it could be in 2 weeks or five weeks) Change your address. Figure if you need to get rid of stuff or add stuff to fill your new house BEFORE you move.
Double check any doubt you may have, specially if their is a time-line on it. Appliance's, furnace, etc. A peace of mind will give you better sleep in your new home.

Get to know your neighbors as soon as possible, they will help you understand any unseen event you may be unaware off.
i do not understand your query.

Have your postal address changed from where you were to where you are.

    Move your utilities.

    INFORM your post office.

send me a picture of you at your front door!
Don't do anything right away. Just get used to living in it, and anything that needs changed will become obvious over time.

Pets, a New House, and professional cleaning...?

We are looking to buy our first home. We have 3 cats and 1 dog, all of whom we love dearly. They are all up to date on their shots and such. Should we worry about Parvo and other such killers in our new house? Should we hire professional cleaners? Or will our animals all be okay since they are all current on shots?Pets, a New House, and professional cleaning...?
They should be fine... Parvo is generally a puppy thing. Older dogs and adults can get sick from it, but generally if they are already having problems with a low immune system. Unless a dog died there recently of parvo, it's likely you'll be fine, given that everyone is current.Pets, a New House, and professional cleaning...?

Whew! I thought maybe something else when I saw the header.

For my new house I am searching for Balcony Grill designs, Interior Wood works i need some best sites?

    Hey Abdul,

    visit gharexpert.com

We just moved into a new house. They have a 2-tier fish pond. I can't find a website to go to see how 1 works

There is a pump with a fountain. I think I am missing parts but don't know what to order as I don't understand the workings of the 2 tier pond. I don't know how to pump the water back to the top tier so it can flow over the rocks to the bottom. The tubing seems to be cemented in also. Thank YouWe just moved into a new house. Go to the link I am going to give you. In the middle of the page (right next to the ad, of course) is a list of gardening projects. Select ';Waterscapes.'; You will be taken to a page which will let you select all or some of the episodes that the DIYNetwork (Do-It-Yourself) has aired about installing different kinds of ponds, what equipment you need, how to assemble it, maintain it, etc. I feel certain you will find one that matches the pond you have.

http://www.diynetwork.com/diy/gardeningWe just moved into a new house. They have a 2-tier fish pond. I can't find a website to go to see how 1 works
I have a two tier pond at my house also and my suggestion to you would be to go to youre local pet store for help. Some places will come out to your house and help you but at least if you go to a local place you will have a better idea as to what supplies are readily available to you.

As for how it works, without actually seeing youre pond, There should be a pump either in the pond or in the skimmer box (a box at the opposite end of the pond from the waterfall that the water spills into which contains a filter) the water is then pumped up to the upper pond where it comes out the falls and back down to the pump to begin the cycle again. You may have a U.V. sterilizer either in the filter or in the line going to the upper pond.

If your pump is not working you might check the filter to make sure it is not just plugged up or not plugged in but if it still won't work take the pump to the pet store and they will probably either have the parts or be able to get them for you, most likely an impeller kit. Also if there is a lot of algae in the water that will plug your filter have the store check your salt level in the pond by taking a FRESH sample of water, about a half pint should be plenty. Uniodized salt will help keep the fish healthy and the algae down. Your pet store should be able to help with this also, if they know what they are talking about they will be a valuable resource in the future, if they dont find another pet or garden store.

How do i stop my cats from leaving when i make a new house?

i am moving my house and i am afraid my cats will leave in shock of the big change......help meHow do i stop my cats from leaving when i make a new house?
sit them down and give them a talk,, dont lecture just a warm heart-to-heart,,,they will understandHow do i stop my cats from leaving when i make a new house?
For the cat, its territory is very important. Sometimes cats will try to return to their old house even if its very far away. Some ways to keep this from happening is to bring with you as many things from the old house such as carpets, blankets, furniture, favorite toys. etc. Scratchers, boxes they like and try to rearrange them as they remember them. Since a cats sense of smell is its strongest sense, try as keep those things as you left them until after you moved. Don't deodorize them yet. When using a cat carrier, put their favorite blankie and toys in with the carrier. Maybe keep them in the carriers until things are unpacked. Maybe give them their own room with all their own things until unpacking is finished. After a while the cats will adjust to their new environment.
While moving see if a relative can keep your cats or a friend or board them. When the move is complete and furniture is setting and most of the unpacking is down retrieve your cats and bring them to your new home. Make sure you microchip and collar your cats with a rabies tag that has your vets phone number and that your vet has your new address and a contact number. There also is little ornaments you can put on the collar telling your name address and phone number. Keep your cat indoors for a minimum of 2 weeks and make sure they are comfortable and if you let them out do so with supervision and don't let them out of your sight. You could also leash them the first few times out and let them investigate while you have them secured on the lead.
keep them in the house for a few weeks be careful one of my cats got all the way back to my old house miles away we found him there on the step after being missing for nearly a week :P
Yah, just keep them inside for a while and slowly bring them back outside. Make sure they know where home is.
THIS might sound dumb but put butter under its feet, and it wont go back to the old home.
Keep them inside for a couple of weeks and use litter boxes.

I have a Lab/Collie Mix who is not good with other dogs I bought a new house and need to share the yard. HELP!

and how do I train her to be nice with dogs without using a Muzzle?I have a Lab/Collie Mix who is not good with other dogs I bought a new house and need to share the yard. HELP!
You need to invest some money on either a dog trainer or an obedience class. I would recommend having a dog trainer come to your place so they can witness behavior first hand. See if they can bring their own dog to see how they interact. It may not be cheap but it will be well worth it if you really love your dog. Also, having a dog that is agressive with other dogs can be bad. If your dog should get out of your yard and attack another dog, the other dog could be hurt or yours could be and you could be sued and possibly have your dog taken away. LISTEN TO ALL ADVICE THEY GIVE YOU. Research the dog trainer. Talk to them on the phone a while and make sure that you feel comfortable with them. It's been my experience, that some dog trainers can be rather cold and almost seem to prefer dogs to humans. They need to listen to you and not just lecture. Make sure they only believe in humane training and using positive reinforcement and NEVER hurting your dog. Also, read some books on the subject. Beginner adult dog obedience is great too as it'll get your dog used to being around dogs of all sizes and manners! Worse comes to worse, you may have to work out a schedule when your dogs are outside at different times or build a separate pen for your dog and just make sure it goes for long walks every day. The good news is that both Labs and Collies are usually very friendly dogs and do like being around other dogs for the most pary (especially Labs). They are also two of the smartest breeds and easily trained. How old was your dog when you got it? Do you know if it had a negative experience with other dogs? If so, talk to the trainer about this. If your dog, is still under two years old, this behavior could be a stage. It may be afraid of losing your attention to another dog, so ALWAYS make sure that you pet your dog first rather than immediately petting another dog. Hope I helped. Good luck!!!! Don't give up.I have a Lab/Collie Mix who is not good with other dogs I bought a new house and need to share the yard. HELP!
Training classes and Obedience classes will help allot also try introducing the new stuff with both dogs on a leash and use a calm way to do it when she acts calm and nice reward and praise her ... will take time and patience... eventually if done right they will like each other

Im seeing shadows and hearing noises in my new house am i going nuts?

we recently moved into our new home .and ive always felt someone watching me since we moved in ..in fact i get happy to find a reason to leave even if its to go to the store for milk..i see shadows that quickly fade and get woken up in the middle of the night hearing noises in the living room .. my husband is starting to think ive lost my mind ..can someone help?!?Im seeing shadows and hearing noises in my new house am i going nuts?
Have you tried going down to the living room and finding out what's making the noise? Or possibly figuring out what's casting the shadow? Sounds like you're just being paranoid and freaking yourself out.Im seeing shadows and hearing noises in my new house am i going nuts?
Sounds like you may have a case of a haunting, but let's take a look at the ';practical'; explanations first. As one of the first answerers mentioned, a high EMF in your home can cause people to have the feels of paranoia, hear things, hallucinate, and intense fear. If you invest in an EMF detector, or rent one from your local hardware store, you can find out if this is the case. Another explanation could be (and I know this may sound really obvious) car headlights passing by. They often can create eerie shadows in your home and many cases can be explained away by this. Also, check the humidity levels in your home and the groundwater levels on your lot. Also, the composition of the ground. This may sound useless, but a lot of paranormal activity takes place in areas that have a high concentration of groundwater and lime deposits. The theory behind that is that the groundwater and lime act as a harness to energy. It actually holds the energy of something that once occurred often in and replays it, like a tape recording. This is a residual haunting. The anomaly doesn't know you are there and won't communicate, it just replays. If you don't come up with anything, I would suggest calling a paranormal investigations team. There are many reputable ones all around.

    Good Luck!
It is a common symptom to new occupants in a new house to imagine and conjure up imaginary and fictitious beings.

This is due to the psychological and physical attachment one makes with familiar settings in their previous inhabitant. Where the person has habituated (got used to) to their surroundings.

However, A pseudo-psychological point of view is that ghosts/poltergeists or what have you, are somewhat in association or connected with the items being moved/tampered with.

According to this theory perhaps the paranormal activity is linked to the light. (For example: where any of the previous occupiers of the house associated to any jobs involving electricity such as an electrician, or even implicitly from an early background years ago in an industrial plant (I trust You will look into this)

    ';Anthropologists speculate also speculate that ghosts were the person within the person.';

    Perhaps this suggests that a traumatic or deeply unpleasant experience in ones life is shrouded , where the state of dis-illusion equilibrium has occurred (in Lamence terms: a bottled up usually distressing experience caused a psychological subconscious ';lapse in memory';

However , I digress. Personally, I am rather skeptical of para normal activity, however try to keep an open mind , The theory that i am most inclined to adhere to is the

To add to what everyone else has said...these are strange times we are living in. While the house could be haunted, another reason could be that you are becoming more open to the energies that have been around you all along. I know what you mean about seeing things just as you wake up and they fade out. It has been happening to me for about two years. I have gotten used to it. I have been actively spiritual for quite a few years, I think that I am just seeing things that I didn't use to see.

Also, I would suggest that you call on Archangel Michael and ask him to remove all negative energy and entities from your home. See if that helps.

Your house doesn't have to be haunted in order to have spiritual activity in it. Spiritual activity is becoming more common place because of the changes taking place beneath the surface of our world.

It doesn't have to be a negative thing though, so try not to let fear take over.
I would second Witchy Mel's answer - that there may be something you can see - but it is not a threat to you.

The feling of being watched seems to happen in houses with a spirit presence - even if nothing else happens. I've had a home from the 1850's that this always happened along the long landing upstairs.

Apart from the smell of candles occasionally, nothing else happened.

Corner of eye stuff is what usually starts first - you think you see a glimpse of something.

If you get spooked - just stay calm and say out loud '; I don't like this - please go '; or something similar.

Maybe watching a film like ';The others'; would help.

I don't think your nuts yet.
no i don't think that you are going crazy, do the shadows take the form of a shape or more of an aura. What you might want to do is set up a video camera b/c studies show that camera's tend to pick up things that the naked eye cannot. Talk to your husband more about it make him listen. also, how do you feel physically b/c if it is some kind of evil being we tend to sense that in our inner being through physical symtoms. lastly, i would begin to keep a journal of when you see these sightings b/c what you can look for is a pattern of some sort, like is the shadow showing up the same part of day?
First of all you need to eliminate any earthly reasons to explain what you are seeing and feelings.

There could be highly electric charged parts of your house that can cause you to Hallucinate or actually sense spirits.

You need a professional paranormal person to investigate this for you.

Meanwhile you can bless your house. or have your local clergy bless the house. If you want more information about that, contact me again.
your not going nuts but there are some things that might help...like some one said before have the electro magnetic fields in our house checked high emf readings can cause paranoia and sometimes sickness. also based on your religion maybe have your house blessed if you feel that may help the cause. and maybe even brush up on the history of your house. and if things all continue to go on have an expert come in and take a look

    hope all goes well

first have your eyes checked and the house treated or inspected for rodents! if both pass your in need of a good prayer. usually housees can sometimes have a build up of energy that criss crosses in earths electrosphere or earths something. so your just going throug enrgy replay of the past people that were there. so far it doesnt even sound far fro haunting unless something is moved.

yet i believe in ghosts theres only a 40% chance that your house is litterly haunted by a person or people.
you probably have lost your mind. this weekend I could also swear there was something or someone in my room and now i'm sure I was just imagining things. Give it time, pray and your phobia will probably be sooner than you know. Whether we are imagining things or not
Most certainly not. Most people don't believe in haunts until they've experienced one. This sounds exactly like the beginning or a haunt. Please email me so I can assist you further. I don't like sharing too much on this subject in the open as to not provoke curious minds.
if you feel you need something to 'do' about it, perform a 'clearing' by burning sage in the affected room/s, whilst announcing that you want the entities/spirits to leave, or give them permission to leave. wont hurt, might help.
Have the electro magnetic fields checked throughout your home. Many times, electro magnetic fields can create the feelings you describe. Fixing exposed wiring and proper grounding will correct it.

i had seen a whole new house been constructed of only foam blocks this is the first time i see this material in a house been constructed instead lumber as 2x4s are this tipe of construccion is what builders are going to do ?I had seen a new house been constructed with foam blocks is it something new or near future construccion way ?
It's actually been around for a while. I just helped a friend build a house with this method. They used a dry-vit (stucco) finish on the outside walls. It is very energy efficient.

My cats soiling my new house?

we moved three weeks ago, he has three litter trays in the house, and i have tried feeding him where he is soiling but he just goes somewhere else. always the same room though (my dining room) i dont want to smack him as i feel there must be a reason, hes a good cat. i usually just tell him off and put him outside, hes an entire male who will be getting castrated in four weeks, i go on holiday in two and my neihbour is feeding my cats (i have three) i am worried that the house will hum and its going to be embarrasing, also i dont really want to come home to a smelly house. any ideas? My cats soiling my new house?
rub his nose in it then put him outside quicklyMy cats soiling my new house?
First question that comes to mind is, are you keeping all his cat boxes really clean? Does he have his own special cat box just for him? Cats are naturally very clean animals. They cannot stand to use a ';used'; litter box. Yes, it is very necessary that you clean the box every single time they use it. Also, never put the litter box where the cat eats. Would you like to eat next to your toilet? I line my cat's litter box with a plastic trash bag, and I never put too much litter in it, just enough for the cat to cover up his mess. That way all I have to do is lift the liner and mess out of the box and wrap it up in the plastic bag and straight into the garbage bin. I keep my cat's litter box in my bathroom. By the way, male cats are ';neutered';, not ';castrated';. Whew, you had me going there. You might consider investing in a self-cleaning litter box if you can't be home very often. Also, scented litter does help. Keep it clean and your kitty will use it! And please, NEVER smack your cat! Remember, their hearing is 100 times more sensitive than yours. All you have to do is ';clap'; your hands together right next to him. My dad taught me to do this, and it really works. Sometimes a rolled up newspaper slapped on the floor next to him also works. Use the Hisssssing sound to tell him NO! Good luck.
You don't mention how old the cat is or how recently he has been seen by a vet, but it might be worth taking him in for a check up to ensure he doesn't have any health problems.

If your cat is fit and healthy, then the most likely explanation, especially as he is not yet neutered, is that he is marking his territory by soiling. This behaviour is called middening and is usually exhibited by insecure cats. Is it possible that he had an unpleasant encounter outside with another cat? How does he get along with the other two - is he the most timid of the three? Moving home is a very stressful experience for many cats, and your new home will smell unfamiliar to him. Middening is the desperate act of an insecure cat to try to hold onto it's territory, which is the source of it's food, shelter and love. It's usually carried out in open areas as a sign to warn other cats ';keep out %26amp; stay away';.

I've posted a link below to a couple of websites that will give you further advice and suggestions on possible causes for your cat's behaviour and how to resolve it.

    http://www.apbc.org.uk/article10.htm...

    http://www.bluecross.org.uk/web/site/Paw鈥?/a>

Whether a genuine accident or not, once the cat has urinated or defecated at a particular spot, the animal鈥檚 sensitive nose encourages the cat to use that place again. The best way to break the habit is to keep the cat away from the area for as

long as possible and remove any residual smell the cat could detect. Wash the area with a solution of biological or enzymatic washing liquid/powder and then use a plant-mister to spray it with surgical spirit. Scrub this off too and leave it to dry. You are advised to try a small area first on delicate fabrics. Placing some dried cat food in the area may help to prevent the cat using it again for this purpose.

Please don't try to discipline him. He will think that he has been told off for going to the toilet, and won't understand that it's because he has done it in the wrong place. Punishing him will only serve to make him feel more insecure or may make him fear you. Be patient, he is trying to tell you something is wrong, you just need to figure out what it is.

    Good luck.
He may stop once he is neutered. He could have a urinary tract infection, a kidney infection etc etc. He could just be really mad at you (for moving) cats are crazy and they definitely let you know when they are upset. Try natures miracle for cats on the spots where he has already gone. It takes the smell out really well.
As he has not been neutered, all he is doing is marking his territory, watch him outside, and he'll be doing the same, just letting the other neighbour hood toms know he's town. Did the previous owners have cats? if so he's probably spraying over where previous cats have scent marked, I've noticed even my girlie cats do this, but without the pong! Once he's been done, he'll still continue scent marking but without the pong! Only allow the cats access to one room whilst you are away, this will limit the area hes spraying. Your local pet store should stock stuff to get rid of the odour of male cat, I've got some wonderful stuff called Pets Remedy from local arty-farty shop which cleans and deodorises the area. The website is www.colony.com I don't think they sell on-line but should be able to recommend stockists of their products. I've also found a mixture of washing powder/fabric conditioner and Flash works just as well.. Make sure if he's sprayed on the carpet, that you clean the flooring underneath.
Why keep a cat? Do you have rats or mice? Cats only kill nice song birds.
It's called marking his territory - all cats will do it - especially if they have not been neutered.

Cats don't usually like moving house a good tip would be for any owner to introduce the new house to the cat gradually so that he can put his smell about.

You will just have to keep cleaning the house, it is a natural process the cat does when in unfamiliar territory. Once he is satisfied he had put his smell everywhere he will stop doing it.

This is one reason why some people don't own cats, that and pooing all over the garden and chasing off and killing the garden birds.

I feel so sorry for the poor cat. Cats are territorial animals and he is obviously uptight about having changed address.

Do you have to go on holiday so soon after shifting. He is badly stressed and your not being there will upset him even more and he wouldn't want to be let out when you are not there as he will try to find his old address. There is too much happening in this cat's life - shifting, being castrated, having you desert him - It is all too much. Please rethink taking a holiday at this time but if you must it might be better to leave the cats at a proper facility. He might at this stage need pills to calm him down. Good luck. The only other thing I can think of is pay your neighbour good money to clean up the cat's mess every day to stop the stench!!!!!
I had the same problem when I moved. One of my kittens (was 4 months old), and due to be getting the snip a couple of weeks after, went to the loo (number 1 and 2!) behind our tv repeatedly for about a month!!! I used a water sprayer for discipline aswell so just rubbed his face in it, sprayed him and put him in another room. It took a couple of weeks of him getting a smelly face but he suddenly stopped doing it. I reckon it was the upheaval of moving even tho we moved to a smaller house and the littertray was accessible. He was just nervous and worried! Hope he sorts himself out! Good luck!!!
Make sure he knows where the litter box is in new surroundings it may be hard for him to find it. Bring him to the litter box and rub his paws in it like they do before they use the pan. Or put a litter pan in the dining room while you are gone.

I agree with the person above about moth balls. I grew up with a pond on our land and it was covered with water mocasins and cotton mouths we scattered moth balls around the perimeter of the pond and we rarely saw a snake venture into the yard, Snakes smell with their tounges, and they can also taste this, they apparently don't like the taste of the moth balls. It also works on cats, we used to put them under our cars to keep them off of them. Good luckI just bought a new house on a pond...Is there any way to keep moccasins/snakes away from the yard where the k
Keeping the lawn mowed helps deter them. Snakes prefer taller grass to hide it. We have a creek and two ponds and the snakes never venture into the yard.I just bought a new house on a pond...Is there any way to keep moccasins/snakes away from the yard where the k
You won't be able to now. You brought water...they seek that.
I have heard that MothBalls help to deter them.

I am invited to a sikh ceremony for a friend who just moved into a new house. What is a good gift?

flowers are welcome in any culture and a new house could always use fresh flowers in a vase to make a room look livllier.

Can you hire a person to drive your things to your new house if its far?

I'm going from chicago to houston texas, do you know about how much it would be to have someone drive my things if I rented a small truck, from where I'm at to my destination? Or would it be cheaper to just buy everything all new when I get thereCan you hire a person to drive your things to your new house if its far?
That depends, how much is your stuff worth? Chicago to Houstan can be done in a day, but it's a long day.Can you hire a person to drive your things to your new house if its far?
UHauls and other moving vans, etc. can be expensive. But if you can afford it, it sure makes it easy.
